Concept

A curated, modern and forward-looking lifestyle anchored by the sophisticated and historic allure of the Mediterranean.

NEO’s four buildings rise from the heart of The Podium: a hub designed to offer residents moments of relaxation, activity, entertainment and wellness. Located at the heart of the development, The Podium contains NEO’s six-star facilities, access to the Riviera Club restaurant and the residents’ private connection bridge over to the beach club. The Podium Pool Bar encapsulates the buzzing soul of Limassol, for private use of residents and their guests.

Together with Pafilia, Woods Bagot
is redefining the Mediterranean resort experience through design and development. NEO was devised from the energy of the surroundings: inspired by the abundant natural beauty and epitomising the lifestyle that all Cypriots and visitors enjoy when they come to the island. NEO delivers experiences across three levels: personal and adaptable living spaces, resort-style podium amenities, community and culture and finally, connectivity to the Limassol lifestyle.

Design & materials

The NEO design philosophy centres on the inside/out, anchored by the finest materials, innovative design and unique offering.

People live their lives through personal, curated moments enriched by the environment around them. NEO is designed from the inside-out: looking closely at the nature of human experiences and how people live, work, relax and play. Luxurious space, and connections between spaces, are a key focus of the NEO residences — creating private sanctuaries that also respect and interplay with the beautiful surroundings and proximity to the sea.

The connections between inside and out are at the heart of NEO’s residential DNA. Interior living blends into exterior, all finished to the highest standard and specification, allowing for a sensorial transition of light, space and air.

“This is not a series of single towers, but layers of Villas in the sky, each individually crafted to your taste.”
– Nick Karalis, CEO of Woods Bagot

metal profiles & terracotta fins

cantilever

Gracious cantilever terraces frame each residence’s views while providing necessary shade to enjoy an outdoor lifestyle of relaxing and entertaining.

fins

The fins bring the warm terracotta roof materials into the facade; they are deliberately elongated to create unique sun screens which create shadow lines across the veranda for natural shade.

The FACADE

NEO’s materiality, colours and views are distinctly Mediterranean. A warm orange glow is created by a palette of materials similar to a traditional house, but applied
to a high rise. The towers’ innovative curved design provides long views from large balconies, connecting the city to the sea.

Crowns

The terracotta baguettes, inspired by the natural Cypriot environment, form a crown around the top of each tower, appearing as if to disappear elegantly into the sky. This approach also protects the views of the apartments at the top of each tower, a key detail for those wanting an unspoilt panorama from the Sky Penthouses.

views

With a shoreline stretching as far as the eye can see, Limassol is not your usual city. NEO’s incomparable location puts it on the doorstep of clear blue waters and golden sands, adjacent to Limassol’s botanical gardens, cultural theatre and gallery. The Cypriot island climate and NEO’s innovative design offers endless opportunities to be outdoors and revel in a natural paradise and far-reaching wide-angle views: the perfect lifestyle for keeping mind, body and soul in harmony.

space & flow

Optimal linear living spaces have been created through a pin-wheel design. The curvature of the towers is achieved through deep terraces which provide expansive outdoor living area and cantilever shading.

The design is highly logical for furnishing and provides ideal flow of living space. It optimises views and ensures total privacy.
It creates ‘Villas in the sky’.

1. Pin-wheel plan rotation around central core
2. Orient living rooms and adjacent balconies to prime views
3. Round corners to maximise views and soften tower in landscape
4. Add solar shading to east and west of tower

Landscaping

Borrowing elements from nature and the local environment, evolving upwards towards the sky.

Landscape and garden designer Andy Sturgeon designed a green master-plan, working with a palette of refined materials and colours to create spaces that have distinct and unique characters. In the sky, roof gardens feature plants that change with altitude, native Cypriot species and replanted olives and old pines that complement the views out over the extensive Botanical Gardens and out to sea. Poolside, tranquillity is focused on the water — the family pool is the longest infinity pool in Cyprus and has infinity views across the park and out to the Mediterranean.

A lush oasis comes to life via richly-planted and exotic gardens that frame the space — designed for discovery. For outdoor dining, dappled shade is created by fruit trees, and scented herb plants add to the sensorial experience.
